In Melbourne, Property Styling Melbourne's 2026 ranges run A$3,800 to A$4,600 for three bedrooms. In Brisbane, WhichRealEstateAgent puts the average at A$1,700 for a two-bedroom home plus a A$150 to A$500 consultation. LocalAgentFinder's national guide puts full furniture hire for a three-bedroom Melbourne or Sydney property at A$2,000 to A$3,000 for six weeks.

The rules in every state
There is no national statute that spells out a virtual staging label. There is a national prohibition on misleading conduct: section 18 of the Australian Consumer Law, and section 30, which covers false or misleading representations about the sale of land. NSW Fair Trading tells agents not to modify photographs so they no longer truthfully and fairly represent the property. Consumer Affairs Victoria tells estate agents not to use photographs that are digitally or otherwise enhanced to hide undesirable features or promote other features. The Queensland Office of Fair Trading states the penalties: up to A$2.5 million per breach for an individual.
The NSW and Victorian wording is the national standard in everything but name. If an image would fail in Sydney or Melbourne, do not run it in Darwin. Label every virtually staged image as virtually staged, on the image and in the portal caption, and never alter anything fixed to the property. How Australian agents use it
