The rules in Victoria
Consumer Affairs Victoria's guidance for estate agents says they should not use photographs that are digitally or otherwise enhanced to hide undesirable features or promote other features, and must not misrepresent a property's size, features and fixtures, or location. It also states that an offence can occur whether or not you intended to mislead, because it is your actions and statements that matter. Section 30 of the Australian Consumer Law, on false or misleading representations about the sale of land, is the national rule underneath it.
For a Melbourne listing, label every virtually staged image as virtually staged, on the image and in the portal caption, and never change anything fixed to the property. Adding a sofa to an empty room and saying so is fine. Removing a tram wire from the view is not.
