Sydney is the most expensive city in Australia to physically style. Styling Lab quotes A$2,500 for a small apartment up to A$15,000 or more for a large prestige home, with a three-bedroom house at A$4,500 to A$6,500 for a standard four-week hire. Those figures cover the stylist's design, furniture and accessory hire, delivery, installation and collection. If the campaign runs long, the weekly extension fee keeps the meter running.

The rules in New South Wales
NSW Fair Trading tells agents they must not "modify or allow photographs of properties to be modified so that the images no longer truthfully and fairly represent that property", and must not "change the appearance of a property by digitally removing or adding features". The Australian Consumer Law backs that with section 30, which prohibits false or misleading representations about the sale of land, and NSW Fair Trading's misrepresentation guidance adds that an agent is generally liable whether or not they knew a representation was false.
In practice that means two things for a Sydney listing. Label every virtually staged image as virtually staged, on the image and in the caption on realestate.com.au and Domain. And never alter anything fixed to the property: no new windows, no removed power poles, no widened rooms. How Sydney agents use it
Vacant apartments are the most common job. An investor's two-bedroom unit in Zetland, Parramatta or Chatswood comes back from the tenant empty, the campaign launches in ten days, and there is no budget for a styling truck on a A$900,000 sale.
