It also cites an LJ Hooker national survey that styling adds 7.5% to 12.5% to a final sale price, which is the case for spending the money on a prestige campaign.

The rules in Queensland
The Queensland Office of Fair Trading has not published an image-specific rule, but its property advertising guidance is clear that agents must not engage in misleading or deceptive conduct when advertising property for sale, and it states the maximum penalties under the Australian Consumer Law for a false or misleading representation about the sale of land: up to A$2.5 million per breach for an individual, and for a corporation the greater of A$100 million, three times the value of the benefit received, or 30% of annual turnover during the breach period.
The safe standard for a Brisbane listing is the same one NSW and Victoria have written down. Label every virtually staged image as virtually staged, on the image and in the portal caption, and never change anything fixed to the property. Adding outdoor furniture to an empty deck and saying so is fine. Painting out the neighbour's roofline is not.
